As the year draws to an end and Smartworks embarks on its third successful year, we would like to reflect on our growth and thank you for your support. We, at Smartworks, strive to deliver an office experience par excellence and redefine workspaces in India.

At the onset, we would like to thank you for your relentless support and the unconditional love you have shown us all through the year, which has resulted in Smartworks becoming one of the most renowned coworking spaces in India. Smartworks stands where it does today because of you. We would like you to continue to grow with us!

Smartworks started as our dream of transforming the way traditional offices work in India and has grown into one of the largest agile workspaces in India as of today.

We drew inspiration from futuristic workspaces and community-driven employee culture across the world to create Smartworks. Our ambition is to create a way of life for employees to be productive and efficient at their workspaces.

Founded in April 2016, with a motto of ‘Workspaces that work for you’, in a short span of two years, Smartworks has grown exponentially and has established a footprint of 2 million sq. ft across 18 locations in 9 cities (Delhi NCR, Kolkata, Bangalore, Mumbai, Hyderabad, Chennai and Pune), catering to more than 300 clients across large enterprises, SMEs, startups.

A sneak peek into Smartworks incredible 2 years journey

They say time flies when you are having fun. We didn’t realize this until last month, when we flipped back through our pages, only to find that it has been two years since our founders, Neetish Sarda & Harsh Binani kickstarted Smartworks.

Smartworks was born as a vision of moving beyond mundane offerings of conventional business centers and co-working spaces. It was about creating office spaces that challenge workplace monotony. A place where people ‘want’ to go and not just ‘have to go’.

Our dream soon turned into a reality with our first office space in Times Square, Gurgaon in April 2016. Since then there has been no looking back! Currently at 1 million sq. ft., with a presence in 9 cities and 15 centers, and catering to 250+ clients across large enterprises, SMEs, start-ups, and freelancers, we are rapidly expanding.

Some of our clients include Amazon Web Services, Tata Communications, Microsoft, Bacardi, Incedo, DHL among others.

This wouldn’t have been possible without the hard work of many people who have had a role to play in this journey.

Smartworks cuts the ribbon on its first center in Chennai

Smartworks, kicked off the new year by inaugurating its very first office space in Chennai. Being India’s largest provider of shared workspaces, Smartworks decided to launch its first bespoke shared workspace centre in Guindy, Chennai.

“Guindy is the hub for small and medium-sized companies and is extremely well connected through all modes of transport, making it one of the most desired locations for setting up a serviced office space.” said Neetish Sarda – Founder Smartworks.

It’s strategic location in Guindy, proximity to CBD, and excellent connectivity through all modes of transport, make it an ideal location for an office space. But, seamless connectivity is not the only thing this office space has to offer. The 45,000 square feet state-of-the-art centre with 900+ seats, offers world class workspace design. A workspace that is adaptable and ergonomically sound is the sign of a great modern workspace and Smartworks Chennai does just that. Mumbai stats: why it makes sense to rent an office space in Mumbai

From the first quarter of 2015, absorption of office spaces Mumbai have increased significantly. Let’s take a look at the reasons for the boom in renting commercial official space in the city:

  3. Till the end of 2013, companies mostly favoured suburban locations in Mumbai for leasing office spaces compared to the commercial business district. This shift was primarily driven by the high prices of commercial spaces in the prime business locations in the city. Moreover, the suburban landscape of the city was also supportive to the diverse preferences and demands of the organisations. Earlier, the largest office constituents in Mumbai comprised mainly of the financial, banking, and insurance sectors. However, now, with the increased presence of IT-ITES companies in the city, the low-cost office space destinations are high on demand.
  4. This transition in the commercial space landscape of the city and the improvement in infrastructure have attracted organisations from sectors that were under-represented in the business map of the city. Sub-Urban areas such as Navi Mumbai, Thane, and other areas of Eastern Mumbai such as Vikroli, Powai, and Kanjur Marg have witnessed an increased stock of commercial space for rent.
  5. In 2013, the office space vacancy in Mumbai dropped to 22.9%. During that year, the city witnessed a significant drop in office space vacancy in areas such as the Western Suburbs, SBD-Central, Navi Mumbai, Thane, and so on. On the other hand, during the same year, vacancy in Eastern Suburban areas and CBD rose. This was due to the availability of high-quality office spaces in these areas.

Delhi stats: why it makes sense to rent office space in Delhi

Despite this decline, Delhi, the capital city of India, witnessed a rise in net absorption rate. Let’s take a deeper look into why it makes sense to get a rented office space in Delhi:

  1. During the first half of 2016, the net absorption of commercial space in Delhi-NCR region was about 2.4 million square feet. This was 39% more than the previous year. This surge was primarily due to the overall increase in business and investment activities in Delhi-NCR region. The net absorption of commercial space in the Delhi-NCR region was primarily heightened by the increased space take-up by the IT-ITES companies.

  2. According to  a survey by CBRE India, the demand of corporate office in India had witnessed a growth during the third quarter of 2015. During that period, more than 9 million square feet of office space was leased across the leading cities in the country. Out of them, Delhi-NCR region was the most desired destination for leasing an office space. It attracted 31% of the total leased office spaces in the country.
  3.   4. These activities are primarily driven by the commercial space requirement by the corporate organisations, primarily in the IT-ITES sector. The IT-ITES sector constituted about 50% of the total demand. This was followed by the banking and financial services sector and E-commerce sector.
  5. The report also mentions that the infusion of new commercial spaces in the key cities, including Delhi-NCR region also contributed to the growing demand for commercial space. An increased availability of rented office space in Delhi has also attracted healthy queries from businesses. According to Samantak Das, the Chief Economist and National Director of Research at Knight Frank India, cities such as Mumbai and Delhi are top choices for renting commercial space in term of rentals.
